The Housing Department has transitioned to a new online account and application platform. If you have created and completed your application before November 19th, and you meet the income and asset qualifications for the specific unit currently available, you will receive an email from us inviting you to enter the drawing for this unit. If you have not received an invitation email, you may not enter this drawing.  

Step 1: If you have received an invitation email, click the link in the email to enter the drawing.

Step 2: Upload the following documents to your Interest Application before the deadline (December 2, 2025)

  • Lender Qualification Worksheet (must be completed by a Local Lender; the Lender's Qualification is valid for one year; the loan amount on your Lender's Qualification worksheet must be at least the purchase price minus your down payment for the home for which you are applying) 
  • Up-to-date Credit Report (provided by a local lender, AnnualCreditReport.com, or CreditKarma.com) 

You may receive one additional entry into the drawing for every year of verified full-time employment (minimum of 1,560 hours) in Teton County, with a maximum of 10 years/entries.

To be eligible to be invited to enter this drawing, your household's gross income (before taxes) must fit into the range listed below, and your household's net assets must not exceed the asset limit listed below.

Calculation of Income

Household income is calculated based on the current income earned by all intended adult occupants of the Restricted Housing Unit at the time of weighted drawing entry, using the current household income to estimate an annual (12-month) income basis. 

Self-Employment Income Calculation Policy 

Business must be a Qualified Local Business for income to be counted as Local Income.

Gross business income is used minus the cost of goods sold (not the cost of goods in inventory – that is an exempt asset) and minus cash expenses only. Equipment, vehicles, furniture, fixtures, etc., are already exempt from being counted as assets, so they are not allowed to also be deducted from income. Travel expenses will only be reduced in cases where travel is directly related to the business, as determined by the Housing Department. Meals/Entertainment expenses will not be counted as a deduction. Depreciation is not an allowed deduction.

Additional paperwork will be required if selected in the drawing.  Please be prepared to provide the following if notified:

Most recent 2 years of complete tax returns & W-2s

Completed Home Buyer Education Class Certificate.  The Home Buyer Education Certificate is good indefinitely. Homebuyer Education Link

Account Statements - copies of three (3) months of your most recent statements from all checking, savings, CDs, investment accounts, etc. These can be printed from the web. 

Birth Certificate - must submit a copy of a birth certificate for any child under the age of 1. 

Divorce Decree - this is only required if your divorce occurred within the past ten (10) years OR if you are receiving any type of income from the settlement.
